# Plotline > Plotline reads the public record of Metro Vancouver's municipalities every week, keeps one structured, sourced record per development project, tracks each project's stage (Application, Hearing, Approved, Permit) and publishes a free weekly digest at https://digest.plotlinebc.ca. The free digest shows this week's record in full. Plotline Pro (CAD 39 a month) keeps it current every day and adds each project's full dated history, every document gathered over time, watchlists, email alerts, CSV export, and an API and MCP server for AI agents; Plotline Team (CAD 199 a month) is Pro for five seats. Pro and Team launch together with the API; nothing is charged today. This file is the plain-text version of https://plotlinebc.ca. A shorter index is at https://plotlinebc.ca/llms.txt. ## What Plotline is Plotline is development-pipeline intelligence for Metro Vancouver, British Columbia, Canada. Every municipality publishes its planning and permit news in its own place and its own format. Each week Plotline reads that public record: - council and committee agendas - staff reports - public hearing notices - rezoning and development permit application lists - building permit reports - open data It keeps one structured, sourced record per development project, so a project's whole story stays together, from first application to building permit. It tracks each project's stage through four steps: Application, Hearing, Approved, Permit. Each project record holds: - address - project type - stage - scale: units, storeys, floor area - applicant and architect, as published - key dates - links to the source documents What you can count on: - Every entry links to the document it came from. - Numbers and names are copied as published. Nothing is rounded or guessed. - A project changes stage only when a document says it did. - If a source was missing that week, the digest says so. - Homeowners' names stay out. Companies and architects appear as published. Plotline is based in Metro Vancouver, British Columbia, Canada. It is independent and is not affiliated with any municipality. ## Who it is for - Subtrades: electrical, mechanical, roofing, concrete and every other trade. See the projects that will need you while they are still at rezoning, long before they go to tender. - Building supply: see what is coming, how big it is and who is behind it, so your sales team can call early. - Realtors and presale marketers: follow new supply in the neighbourhoods you sell, address by address, from rezoning to building permit. - Investors and developers: track scale and timing across the region in one place, instead of on every municipality's website. - Architects and planners: see who is applying for what, where and at what scale, as named in the record. - People who run AI agents for any of those: let your own agent search the records, follow stage changes and read the documents, through the API and MCP server that launch with Plotline Pro. - Neighbours: find out what is planned for the lot down the street. ## The free weekly digest - Digest: https://digest.plotlinebc.ca - RSS feed: https://digest.plotlinebc.ca/rss.xml The digest is free. Each week it lists every project whose record changed, grouped by municipality: new applications, projects that advanced, approvals and withdrawals. Each entry says what changed, where the project now stands and which document it came from. Each issue has a weekly narrative, the top of the week and counts of what moved. Each project's record, as published that week, shows its current stage, the documents linked, the applicant and architect as published, and one source link: this week's record, in full. Issue 1 covers Burnaby, Coquitlam, New Westminster, Richmond, Surrey and Vancouver. ## Plans and prices (early access) Prices are in Canadian dollars, per month. Pro and Team launch with the API. Joining the waitlist is free. ## For AI agents: the API and MCP server Status: not live yet. The API and MCP server launch with Plotline Pro. Join the waitlist for early access and founding-member pricing. What the feed contains: - Project records: one record per development project, with address, municipality, project type, stage, scale (units, storeys, floor area), the applicant and architect as published, and key dates. - Change events: a dated event each time a document moves a project: a new application, an advance, an approval or a withdrawal. A project changes stage only when a document says it did. - Documents: every document on a project, gathered over time rather than just this week's, as published and linked to where it was published. - Sources: every fact points to the public document it came from. How an agent connects: - MCP server, for agents that speak the Model Context Protocol. It will expose tools such as: - search_records: find projects by place, project type, stage or size - get_record: read one project's full record: its fields, every document and its stage history - list_changes: see what moved since a given date: new applications, advances, approvals and withdrawals - watch_area: set a watchlist for an area, narrowed by project type or size - REST API: the same records, change events and documents, described by an OpenAPI spec. - Webhooks: on Team, they will tell your own systems about changes as they are recorded. - API keys: Pro includes an API key with MCP access. - Rate limits: fair use, published at launch; Team's are higher than Pro's. The full list of tools, their arguments and the OpenAPI spec will be published at launch. What it is good for: - Monitor an area: set a watchlist for the neighbourhoods, project types and sizes you care about, and have your agent tell you each day what moved (watch_area, list_changes). - Catch projects at rezoning, before tender: find projects still at application or public hearing, with their scale and the applicant as published, while there is still time to call (search_records, get_record). - Feed your CRM: bring new projects, with their applicants and architects as published, into the CRM your team already uses; on Team, webhooks will send each change as it is recorded (REST API, webhooks). - Answer questions from the documents: get_record will list every document behind a project, so your agent can open the one that answers the question (get_record). ## Questions Is the API available now?
