For AI agents
Give your AI agent the development pipeline.
Plotline keeps one structured, sourced record for each development project in the public record of Metro Vancouver’s municipalities. With Plotline Pro, your own AI agent will be able to search those records, follow their stage changes and read the documents behind them, through an MCP server or a REST API.
The API and MCP server launch with Pro. Join the waitlist for early access and founding-member pricing.

What the feed contains
Everything Plotline reads from the public record, as structured data with its sources attached.
- Project records
- One record per development project: address, municipality, project type, stage, scale (units, storeys, floor area), the applicant and architect as published, and key dates.
- Change events
-
A dated event each time a document moves a project: a new application, an advance, an approval or a withdrawal. A project changes stage only when a document says it did.
- Application
- Hearing
- Approved
- Permit
- Documents
- Every document on a project, gathered over time rather than just this week’s, as published and linked to where it was published: staff reports, agenda items, public hearing notices, application lists and permit reports.
- Sources
- Every fact points to the public document it came from. Numbers and names are copied as published. Nothing is rounded or guessed.
- Coverage
- The public record of Metro Vancouver’s municipalities: council and committee agendas, staff reports, public hearing notices, rezoning and development permit application lists, building permit reports and open data. Issue 1 of the free weekly digest covers Burnaby, Coquitlam, New Westminster, Richmond, Surrey and Vancouver.
How your agent connects
Pro will come with an API key. Your agent will use it with the MCP server if it speaks the Model Context Protocol, or with the REST API if it doesn’t.
The full list of tools, their arguments and the OpenAPI spec will be published at launch.
Some of the tools the MCP server will expose
search_records- Find projects by place, project type, stage or size.
get_record- Read one project’s full record: its fields, every document and its stage history.
list_changes- See what moved since a given date: new applications, advances, approvals and withdrawals.
watch_area- Set a watchlist for an area, narrowed by project type or size if you like.
- REST API
- The same records, change events and documents, described by an OpenAPI spec, for scripts, apps and agents without MCP.
- Webhooks
- On Team, webhooks will tell your own systems about changes as they are recorded, so nothing has to poll.
- API keys
- Pro includes an API key with MCP access. Team has five seats and higher limits.
- Rate limits
- Fair use. The limits will be published at launch, and Team’s are higher than Pro’s.
A record, as your agent reads it
This is the made-up project from the example digest on our home page, as an agent would receive it: first the change event, then the full record.
The field names are a sketch. The OpenAPI spec, published at launch, will be the reference.
Example only. This project is made up.

What it’s good for
- Monitor an area
-
Set a watchlist for the neighbourhoods, project types and sizes you care about, and have your agent tell you each day what moved.
Tools:
watch_area,list_changes - Catch projects at rezoning, before tender
-
Find projects still at application or public hearing, with their scale and the applicant as published, while there is still time to call.
Tools:
search_records,get_record - Feed your CRM
-
Bring new projects, with their applicants and architects as published, into the CRM your team already uses. On Team, webhooks will send each change as it is recorded.
Through the REST API and, on Team, webhooks
- Answer questions from the documents
-
Ask what a staff report says about height, parking or the hearing date.
get_recordwill list every document behind a project, so your agent can open the one that answers it.Tools:

Questions
Is the API available now?
Not yet. The API and MCP server launch with Plotline Pro, and nothing is charged today. Join the waitlist for early access and founding-member pricing, locked for 12 months.
Which agents can use it?
Any agent or app that can connect to an MCP server, and any tool that can call a REST API with an API key. The REST API will be described by an OpenAPI spec.
What does Pro add to the free digest?
The free digest shows this week’s record in full. Pro keeps it current every day and gives you each project’s whole history, every document gathered over time, your watchlists, email alerts, CSV export and the API.
What will it cost?
Pro is CAD 39 a month for one person and their agents, with an API key and MCP access. Team is CAD 199 a month for five seats, with webhooks and higher API limits. A data licence is available on request.
What are the rate limits?
Fair use. The limits will be published at launch, and Team’s are higher than Pro’s.
Where does the data come from?
From the public record of Metro Vancouver’s municipalities: council and committee agendas, staff reports, public hearing notices, rezoning and development permit application lists, building permit reports and open data. Every record links to the documents it came from.
Which municipalities are covered?
Issue 1 of the free weekly digest covers Burnaby, Coquitlam, New Westminster, Richmond, Surrey and Vancouver.
Can my agent read the free digest today?
Yes. The weekly digest at digest.plotlinebc.ca is free to read. It shows each project’s record as published that week, with its current stage, the documents linked and the applicant and architect as published, and it has an RSS feed.
Can I get bulk data or redistribute it?
Yes, with a data licence, available on request: bulk feeds, the full history and redistribution rights. Write to [email protected] and tell us what you need.
Is Plotline connected to any municipality?
No. Plotline is independent and is not affiliated with any municipality. It reads the public record each municipality publishes.
How do I get in touch?
